High-Rise Moving 101: What to Expect in Miami & Fort Lauderdale Condos

    The Certificate of Insurance (COI)

Nearly every high-rise condo building in Miami and Fort Lauderdale requires a COI from your moving company before move day — a document proving the mover carries adequate liability and workers' comp insurance, usually naming the building and its management company as additionally insured. Request this from your mover as soon as you book, since some buildings require it 5-10 business days in advance.

    Elevator Reservations

Most towers require you to reserve the service elevator for a specific window, often 2-4 hours. Book this the moment you have a confirmed moving date — popular buildings can have reservation slots fill up weeks ahead, especially on weekends.

    Move-In/Move-Out Time Windows

Many buildings restrict moves to weekdays, or block out weekends and holidays entirely. Some also cap move times to business hours only. Check your building's move-in/move-out policy (usually in your lease or condo docs, or available from the front desk) before you lock in a date with your movers.

    Move-In Deposits

Some buildings require a refundable move-in/move-out deposit to cover potential damage to common areas like hallways, elevators, or lobbies. This is separate from your moving company's cost, so budget for it separately.
